What Encapsulation Is, and the Line It Must Not Cross
Encapsulation means applying a coating over a cleaned surface to lock down any residual staining and give a sealed, inspectable finish. Used that way, on attic sheathing or crawl space framing after the cleaning is done, it is a legitimate and useful final step.
Used the other way — sprayed over growth that was never removed — it is a cosmetic cover-up that hides the problem from the next person to look. The coating does not kill what is under it, does not remove the allergenic material, and does not address the water. It does make the attic look clean, which is why it gets sold.
Ask what is being cleaned before anything is coated, and ask for that to be written as a separate line on the quote. A price that covers coating but not cleaning is a price for paint. A quote well below the others almost always means exactly this.

Vapor Permeability, and Why It Matters More Here
This is the technical point most homeowners never hear, and in a cold climate with older masonry it decides whether a coating helps or causes damage. Coatings differ enormously in how readily water vapor passes through them. A vapor-open coating lets a damp substrate continue to dry. An impermeable one does not, and on a wall that receives moisture from behind it traps that water inside the material. In masonry that produces spalling and blistering as trapped water freezes; in wood it prolongs the wetting.

These walls stay sound by being vapor-open — water enters and evaporates from the inside face. Reading a Product Label Before You Agree to It
Three numbers decide whether a coating is right for the surface it is going on, and all three are published by the manufacturer.
- Perm rating — how readily water vapor passes through the cured film. Above about 10 perms is vapor-open; below 1 perm is a vapor barrier. On any masonry that has to dry inward, you want the high number. This is the figure that decides whether a coating helps or damages a limestone cellar.
- Spread rate — square feet per gallon at the specified film thickness. A contractor covering twice the stated area per gallon has applied half the coating, and it will look identical on the day.
- EPA registration — if the product is sold as fungistatic, it carries a registration number. That number protects the film itself; it does not sterilize the substrate, and no coating may lawfully be sold as a mold remediation method.

The film itself lasts for years on a stable, dry substrate. But that is the wrong question, because the coating is not what is keeping mold away — the absence of water is. If the ventilation fault or the moisture source that caused the original growth is not corrected, growth will re-establish on the coated surface, on dust that settles on it, or behind it. Coatings do not expire; moisture control does.
Partly and temporarily, which is one reason it gets misused. A pigmented shellac primer in particular is very effective at blocking odor, and that can mask an unresolved problem convincingly for a season. If a contractor proposes coating specifically to deal with a smell, without having removed anything, that is the moment to ask what is producing the smell.
